Barb City Manor is a not-for-profit retirement community for people 62 and over.

We offer a variety of studio and one-bedroom apartments. Our apartments do not have kitchens, but we do the cooking for you! Our apartments are unfurnished, and we encourage you to make your apartment your home with things you enjoy.

There is no buy-in fee to move into Barb City Manor. A $100 deposit holds an apartment for 30 days prior to move-in. This becomes a credit on the first month’s rent. A security deposit of one month’s rent is required at move-in. A 30 days’ notice is required prior to vacating the apartment.
Our monthly rent includes: 3 meals daily, weekly housekeeping and linen service, most utilities, and staff on duty 24 hours a day. Use our affordability calculator to assess your monthly costs. Other amenities not included are the hair salon, Resale and Gift shops, and care services.
There is an additional fee for a second person to cover the cost of meals and utilities.
Barb City Manor rents on a month-to-month basis. The Agreement Covering Residency outlines the responsibilities of Barb City Manor and the requirements for residents living here.
We are a private pay, independent living community. Our services are not covered by Medicaid or long-term care insurance. Rental assistance is available for those who meet eligibility guidelines. Ask us for more information.
No, you remain in control of your finances. You will be asked to provide 3 months of financial information if applying for rental assistance.
We are not an assisted living facility or nursing home. We are an independent living community that provides meals, weekly housekeeping, and staff on duty 24 hours a day. We offer a variety of programs and activities to keep resident active and engaged. Residents can contract with agencies for additional services as needed.

Our rents are adjusted yearly and new rates take effect July 1st. Residents are notified 30 days prior of the change and are encouraged to see us if rental assistance is needed.

We do not have nurses or personal care workers on staff. We have staff on duty 24 hours per day to respond to emergencies. An emergency call system is in each apartment. Residents needing personal care or home medical services can contract with any service provider for their care needs.
We do not provide transportation for residents. Our residents utilize the TransDev paratransit (door to door) bus service for transportation needs. Ask us for more information.

Yes. We have reserved parking spaces for our residents free of charge. Carports are available for a monthly fee on a first come, first served basis.

No, pets are not allowed to live at Barb City Manor, but we encourage pet visitors. Service Animals and Emotional Support Animals are allowed with approval.

The City of DeKalb fire code prohibits the use of microwaves and cooking appliances in resident apartments. Microwaves, coffee makers, and refrigerators are provided in each resident laundry room. Residents can have dorm sized refrigerators and Keurig-type coffee makers in their apartments.

We provide sheets and towels for our residents.  These linens are laundered each week by our housekeepers. Residents are responsible for their personal laundry. Washers and dryers are free of charge and located on each of the resident floors.

Residents can use any mobility devices needed.  Electric wheelchairs can be accommodated in the dining rooms, but scooters cannot.
